It Is Very Important To Know That To Buy An Agricultural Land You Need To Have The Agricultural 7/12 On Your Name That Is You Should Be An Owner Of An Agricultural Land Already When You Plan To Buy New One. In Survey No If The Area Is 3000 Sq. Ft. You Do Get 7/12 On Your Name And Hence Own The Land If The Previous Owner Holds A 7/12 Document On His Name. Another Very Important Aspect That Needs To Be Kept In Mind Is The Actual Purpose Of The Purchase. Generally What Happens Is People Buy These 11 Guntha Plots But The Akarni Is Less Than Rs. 1 And Then These Cases They Do Not Get The 7/12 On Their Name. Also They Buy Such Big Plots Thinking That They Construct Home Later On It But Legally They Cannot Construct On An Agricultural Land.

According To The Hindu Succession Act 1956 Section 8 A Combine 7/12 Can Happen Only With The Heirs Of Class I Section As According To The Segmentation Act There Can Be Only 2 People On A Combine 7/12. But People Have Miss Used It And At Times There Are Names 3 To 4 People On The 7/12 And The Land Is Divided Between Them. However The Government Has Strictly Prohibited The Sanctions Of Such 7/12s And That Is The Reason The 7/12s Are Not Being Released Easily Now A Days.
